Beyond what you have chosen for your home design, we offer many build-specific services. Please review the following information explaining what our turnkey services typically entail. *Please let us know if you have any special considerations on the following construction information. We can modify the scope of the project to meet your expectations. 

The following information can be expected at all sites unless otherwise noted in writing. 

Disclaimer: Customers should refer to their Project Proposal for a final determination of costs, inclusions, and scope of work to be completed at their specific home build.

  • Permitting

    RCHS will obtain/coordinate all necessary building permits and inspections. Generally, customers will be responsible for obtaining the zoning permit. However, in certain circumstances, we will arrange for that as well. If you are purchasing a manufactured home, RCHS will verify that your home has been installed according to the guidelines set forth by the federal HUD program and submit the required HUD Form 309.

  • Water Connection

    Connection from either a public or private water system will be done with ¾” PEX-B water line with a shut-off in an accessible location. Where necessary, heat tape and insulation will be used to avoid freezing in cold weather. In cases where a well is required, the pressure tank will be in the basement (if applicable) or within the home at a location of the customer's choosing. Typically, a closet in a spare bedroom is advisable for homes that will be on a crawlspace or pier footing foundation.

  • Sewer Connection

    Your sewer will be connected to the lateral using PVC pipe and fittings. We will complete the plumbing with adequate cleanouts in case future work must be done on the system.

  • Electric Service

    We will coordinate your electric service installation with a certified electrician. This will be mounted on the home or walls for houses set on a crawlspace or basement foundation or on a pedestal for homes set on pier foundations. The customer is responsible for establishing an account and generating a work order number with their electric service provider.

  • Phone & Cable Connections

    The manufacturer offers Phone and Cable jacks throughout the home, for an additional fee, at your discretion. The manufacturer will drop cable/phone lines under the home, and they will be ready to be connected by the service provider. The customer will be responsible for coordinating the connection to their home with their phone/internet/cable provider after they have received keys to their new home.

  • HVAC

    RidgeCrest Home Sales will coordinate the installation of a heating or cooling system (Heat pump, Central air, etc.) with a licensed technician if you choose to add that to your project.

  • Propane Hookup

    Customers are required to choose their propane service provider for any applicable units, such as the furnace, range, etc. RidgeCrest will coordinate the connection, including changing orifices, running lines, setting (2) 100-gal. tanks, pressure testing, and starting all gas units unless an alternate agreement has been reached between RidgeCrest and the customer. Customers are responsible for establishing their billing account and completing all paperwork with their provider, as well as providing payment to the provider. If the customer chooses to have the estimated cost of setup included in their loan, we will provide a check to you at key turnover for the agreed-upon amount listed in the project proposal. If a customer chooses to purchase their tanks, they will be responsible for having the tank on site for installation. RidgeCrest is not responsible for the cost of propane or for scheduling a propane delivery. The cost of setup may vary greatly among providers.

    When optioning a propane fireplace in your home, there will be additional setup costs. A certified gas technician will need to be brought in to complete the setup and connection. Most propane providers do not offer these services. The cost of setup will be listed in your project proposal.

  • Gutters & Downspouts

    If you choose to have gutters and downspouts installed on your home, RCHS will coordinate the installation. Downspouts will be dropped on corners where the customer would like them, however, some circumstances may require downspouts to be dropped at all four corners. Downspout extenders will be installed; however, no additional stormwater management will be done unless requested. The color will be white unless the customer specifies otherwise.

  • Documentation & Titles

    RCHS will complete the Manufacturer’s Certificate of Origin, MV1, and include title work fees. In cases where the buyer owns the land, RCHS will complete an MV16 form to retire the title to your HUD house, classifying it as permanent real estate in the state of Pennsylvania.

    Manufactured homes require a HUD 309 form to be completed and signed by a licensed installer, with an additional signature from the code official. Some code enforcement agencies will not sign 309 forms. If the official in your area refuses to do so, there will be an additional fee for us to have it completed by a third-party inspector.

  • Excavation

    RidgeCrest will coordinate all excavation work for your project using one of our preferred, qualified, and insured excavators. While our excavators provide great work at a reasonable price point, if you have an excavator you would prefer to use, please let us know. Using an excavator of your choice will be up to our discretion, but in general, we will work with someone who has the required insurances and experience to complete the job to our standards. The excavation for your project will include all site work required for the foundation of your home, grading to adequately get water away from the home, trenching and installation of water, sewer, and electric lines/conduit, and any additional site-specific work that’s required. The excavator will complete the rough grading, but it will be the homeowner’s responsibility to prepare and seed the lawn.

  • Foundations

    For homes going on a piers and skirting foundation, the piers cost will be included as part of the excavation cost. For homes going on either a crawlspace or a basement, we will coordinate poured concrete walls. Our standard is a 4’ crawlspace or 9’ full basement. If your home is to be set on walls, we will upgrade your order to include a perimeter or foundation-ready, frame. While the cost of this is similar to the cost of installing I-beams, it eliminates the need for crossbeams in the basement, giving you more headroom and a nicer basement. Where appropriate, RCHS can coordinate walk-out basements along with any doors and windows you would like to add. For basements without a walkout, a set of precast concrete steps with a bilco door will be installed.

  • Installation of Septic System

    If required, RidgeCrest Home Sales will coordinate the installation of a septic system to the approved design of the local Sewage Enforcement Officer. The customer will be responsible for working with the local SEO to get a design and permit. During the construction of the new sanitary system, we will coordinate inspections with the SEO to ensure installation is to code and consistent with the design.

  • Construction of Decks, Landings & Steps

    RidgeCrest will complete all decks, landings, and steps to meet code requirements. At a minimum, two exterior egresses must include a 4’x4’ landing with steps. If the customer is planning a future deck at a third exterior egress, we will be happy to pin the door inorder to receive final occupancy if deemed acceptable by the code official. Our typical construction includes adequately sized pressure-treated joists & supporting members, 5/4 pressure-treated deck boards, 2x6” treated lumber as stair treads, treated 5/4 toe-kicks, pressure-treated balusters, and a 2x2 treated graspable handrail. RidgeCrest is happy to construct larger decks, porch roofs, and different design considerations for your home’s exterior entrances.
